Construction Services Group


ORIGIN AND PURPOSE

Construction Services was established to assist the Project Team and implementation of a process that will provide quality control, cost control and consistency on each project. The process is focused on the execution of the installation and monitoring of project cost.

Tasks include pre-construction services, project scheduling, re-engineering, prefabrication review, coordination drawings, detailed installation drawings, work assignments and claims avoidance. While Project Managers have most of the skills required to execute the project, very few Project Managers have all the skills and expertise required to efficiently perform all of the tasks required. Construction Services has a staff of project engineers and AutoCAD support trained to perform and execute the process that is deemed necessary for each project. The goal is to provide procedural consistency for the Project Team on all projects, use of best practices for installations, monitoring of labor, scheduling support and claim avoidance.

Pre-Construction Services

  • Assist the project design team in identifying the most cost effective means, methods and materials to meet the projects goals as well as insuring the constructability of the design.
  • Provide budget input through the design process and overall up-dating of the budget as the design progresses.

Construction Services

  • Evaluation of value engineering items that will benefit the Owner while not compromising the design or functionally of the building.
  • Through review of construction document to insure coordination of disciplines and avoid mistakes and re-work in the field.
  • A complete review of means and methods to be used on the project to insure a cost effective and schedule minded approach is implemented.
  • Identify pre-fabrication opportunities for the project, this will not only reduce final installation cost but improved on schedule, reduce the peak
  • of manpower on the site and reduce the amount of material stored and handled.
  • Prepare detailed man-loaded CPM schedule for the project and up-date as needed.
  • Provide detailed AutoCad layout drawings for coordination and final installation drawings for the field labor.

Cost Controls

  • Prepare Work Assignments for each activity: A Work Assignment is defined as a limited amount of a particular type of work performed by a crew specifically for the purpose. Detailed layout drawings coordinated with other trades and providing standardized best practices for installation.
  • Detailed bills of material are generated for each work assignment intended to assure that all required material- down to the last nut, bolt and screw- is defined, purchased and delivered to the job. By applying appropriate labor units against the material for a Work Assignment, we can determine the Budget Labor for the subject activity. We then have a dependable measure for scheduling our work and for comparing actual cost with budgeted costs.
  • Hours are tracked by work assignment and reported on a daily and weekly basis, to determine the overall status of the work. In reviewing the active work assignments and applying a percent complete method you can determine if the budget is being met or exceeded. Remember each activity is small in nature and should not extend past 30 days of duration, so the accuracy of the projection for each work assignment should remain high.
  • The main advantage of this type of tracking is to identify problems early and take the appropriate action to insure a successful outcome on each work assignment. If each work assignment is successful the overall project will be too.

Goals

  • Improved quality control on the project through avoidance of mistakes and enhanced control of costs.
  • Standardizing the installation methods/ use of best practices.
  • Providing continuity between project supervision and project management.
  • Providing additional design documents that will allow the project supervision, field management and installation team to spend more time concentrating on the installation.
